If you want your deck to last, you must maintain it with annual inspections and a fresh coat of stain every 2-3 years. If your deck is situated under trees, is mostly exposed to the sun or is a high traffic area, you may need to apply a fresh layer of stain more frequently. This should also be done after powerwashing (and sanding if this is not something that has been done recently) to clean away grime and debris.
